Pre-Listing Home Inspections are also referred to as “The Seller Inspection”. The Seller in a real estate transaction can have the Home Inspection done prior to listing the Home with a Realtor and/or showing the property, or before putting the home on the market “For Sale By Owner”, whichever the case may be.
Pre-Listing Home Inspections are paid for by the Seller of the property. The Home Inspection Report is none transferrable to the Buyer. And, the seller is not required to provide the actual Home Inspection Report to a potential buyer. But, a Pre-Listing Home Inspection for the Seller’s purpose is; to be able to comply with full disclosure laws, to be informed of problems and defects discovered during the General Home Inspection and have them repaired before showing the Home, attract buyers and inform them of repairs already made, possibly close the sale faster, and to possibly reduce the risk of lawsuits after the Home Sale Closes.
The Home Buyer may also desire to have their own Pre-Sale Home Inspection done at their expense.
